Annotation: The article is devoted to research of modern trends in the functional-typological improvement and development of quarterly residential buildings in conditions of reconstruction using the example of the city of Donetsk. Architectural and urban planning changes during the reconstruction of block residential buildings are analyzed and generalized. The research examined architectural priorities, including taking into account the concept of sustainable development of urban areas, methods of architectural improvement of intra-block residential spaces, urban reconstruction blocks of districts with a variety of functions and infrastructure for sustainable mobility. Some historical features of the formation of residential development in the city of Donetsk are summarized, taking into account events related to reconstruction. The presented study calls for a discussion that specifies that reconstruction plays an important role in the architectural renovation of existing residential developments and increasing their level of functionality.
